@Joe VilleneuveI’ve never looked into complex proofs in Geometry but with math being one of my passions I will probably dive deeper into that subject.As far as the complex word problems, I’d say that’s where I excel because I am well off on finding equations from the words.

I think were people seem to run into issues is when they download templates and an equation gets skewed somewhere and then they cant figure it out!

Find a way to acquire the property without a bank - owner finance, sub2, line of credit, partner, etc. take the bank out of the equation, do your rehab, and then refinance that into a long term loan.

Since you already own the dirt, you only have the construction costs to generate the additional income and my experience shows the return of principle back in 5-9 years with about 7 being average which equates to a double digit return on your investment and all along with additional future equity as gravy.As an example, I have a client who owns a rental unit in Sherman Oaks where I am building a 2+1 ADU for him for just under $150k which will rent for $2200+.

Sometimes a broker will give you a rate with points, which equate to added fees, but you should let them know in the beginning whether you are willing to pay points to lower your rate or not.At the end of the day, what you're looking for is a Loan Estimate from each bank/broker you reach out to.
