@Patrick Daniel i actually did get one of those market analysis and it was quite impressive but honestly found it useless. not enough to warrant my time to go through. basically i found a property i liked, received the market analysis of comps in the same area with identical features and all that stuff and basically was 50+ pages. i already knew going in where i had to be at, but it was interesting to see that comprehensive report.....not familiar with a buyer's list but will do some research on that. i think with me being new and having specific criteria (e.g., no complete rehab), thought mls was the best route. interesting. 1 out of every 95-100 offers...interesting stat. 2 rejected offers on the same property, so a long way to go haha. it's very tiring to look at so many properties only to find maybe 1 that falls in your criteria and then only to get rejected. the waterfall of looking at properties to getting an offer accepted is demotivating when i take a step back and look at that conversion rate (i'm a digital marketer full time so i look at it from that perspective). thanks for the responses!

The validity of the lease may also be enhanced by evidence that both parties complied with the terms of the lease and that the rents were paid on time.You are not paying yourself a rent, but your Medical practice ( hopefully it is LLC elected as S-corp) is paying a market rent to your business entity, which is LLC.

A few suggestions which I think would enhance biggerpockets (some taken from vBulletin), in no particular order:* multi-quote - the ability to select multiple posts for quoting* kudos - ability to register approval of a post, or agreement with a point, and then count these and somehow rate posters - just provides more incentive to share and try to be constructive and helpful * ability to view the forum in wide screen format (maybe you can but I can't see how - the forum text only takes up about 30% of the width of my screen)* more/better emoticons - happy to suggest some if you like ;)* also I'd like emoticons inserted where the cursor is, rather than always at the end of the text (ie if you edit and want to insert an emoticon in an earlier para, you seem to be only able to do it by cutting and pasting the emoticon, which is always inserted at the very end of the whole post)* I imagine this is related to the fact that whenever you format some text, your cursor is moved to the very end of the post; I'd rather the cursor be left where it was just prior to applying formatting (eg bold)* ability to report/hide abusive posts, to try and stop conversations degenerating into slanging matches :roll: Love the forum - thanks, Josh.

`(b) Purpose- The purpose of the HOPE for Homeowners Program is--`(1) to create an FHA program, participation in which is voluntary on the part of homeowners and existing loan holders to insure refinanced loans for distressed borrowers to support long-term, sustainable homeownership;`(2) to allow homeowners to avoid foreclosure by reducing the principle balance outstanding, and interest rate charged, on their mortgages;`(3) to help stabilize and provide confidence in mortgage markets by bringing transparency to the value of assets based on mortgage assets;`(4) to target mortgage assistance under this section to homeowners for their principal residence;`(5) to enhance the administrative capacity of the FHA to carry out its expanded role under the HOPE for Homeowners Program;`(6) to ensure the HOPE for Homeowners Program remains in effect only for as long as is necessary to provide stability to the housing market; and`(7) to provide servicers of delinquent mortgages with additional methods and approaches to avoid foreclosure.
