I don't want to discourage anyone, but we aren't particularly close to the inventory being at replacement cost in my opinion which is why you continue to see so many apartment investors chasing the B and C class inventory.I am sure there are deals if you find a distressed lot etc. but the juice wasn't worth the squeeze.

If a duplex has been fallen in distress (its probably beyond livable) you can ssume 30k per side plus whatever the exterior needs.

@Melanie HeigesOkay. that makes sense.You have a few choices for flips:your own cash, or cash pooled with other investors.hard money or similar private lenders.You don't typically get a traditional bank loan for flips due to the condition.So, you would either get hard money loans that will lend for distressed properties or use you own cash.Hard money lenders base their lending on the project, not on your personal finances.

I fixed up a distressed 3br 2ba last year, took out a HELOC and used 90% of it on the downpayment for this duplex, and the rest to help with renovation costs.
