Another multi and a couple flips down the road, other distractions in life took me away from real estate for a few years.

That stuff is fluff and will distract you. 

(this will help keep you from getting distracted or overwhelmed)2) Attend look meetups in your area (look here and here) and start connecting with investors.Just some thoughts.

Don't get distracted by unproductive non-income things.  

Ideally I find a multifamily I can live in, but at this point I'm just reading as much as possible about what my options are and what constitutes a good cash flow opportunity.Anyway, I see so many threads and articles on here about people buying properties for around $75-125,000 around the country, and I'm just concerned that the info I read in those posts will just be a distraction, because no such homes or multi-families exist in Boston! 

No sense doing all the work for minimal pay, when it only serves as a distraction and gets in the way of other deals.Only lost money one time :knockonwood: but it was $32,000 on a house that I never, ever thought that would happen. 

Set aside a certain time frame, space to study away from distractions and be comfortable, just don't fall asleep. 

I really didn't want the distractions at home but I'll make the time and make it happen. 

Having him show up in the midst of tragedy and chaos  might be too distracting. 

My strategy was to appeal to first time homebuyers and make it a "wow" house to distract it from being on a busy street.
