Months ago for buy & hold investment, we bought a small 300sf freestanding commercial property on 2000sf lot that used to be residence then barbershop then flowershop then unpermitted cbd brownie shop then beauty salon now vacant.One thing I overlooked until field underwriter for insurance came banged car door on the curb edge (she called it the reveal) then tripped trying to step up onto it.. then measured it and said its 16" and the maximum supposed to 8" so they can't insure it as any walker-by even if we just get investment holding insurance may get hurt and sue owners and the city to collect from whomever or both.I asked the city and they said they don't plan to fix it. 

Apartments- New kitchen layout, moved laundry into each unit, updated bathrooms, new windows (curb appeal), updated paint and flooring, turned the laundry room into the 12 unit.AirBNB- changed usage on the main level from office to 2 unit AirBNB.Office building- removed drop ceilings to add 3 foot ceiling height to make the space seem larger with more natural light.

While it may be inconvenient for you to actually talk to them about this, how is it fair to just wait it out and then throw them to the curb with no notice at all?

Similar to the interior, the exterior lacks all curb appeal.

By increasing this rate, they make borrowing money more expensive to curb the growth and ultimately lessen inflation.Unfortunately for home buyers, these rate hikes mean that if you want to have the same mortgage payment you will need to look at lower-priced homes.While the increasing prices and mortgage rates may make buying a house seem impossible, it is not!

We believe that no matter the property, kitchen, bathrooms and bedroom (size) sells the renter or buyer from the inside but curb appeal is very important from the outside.

We refinished and treated the original logs, adding significantly to the curb appeal.

I'd add "curb appeal" to your list of places to spend money (exterior paint, clean up the yard, light fixtures, address numbers, front door, maybe garage door, etc.).
