Thats where I live all the houses are near identical so that helps curb any guess work in my underwriting.

You will find that the floorplan and general "look" of all homes from 1990 to 2020 is fairly identical, so I would find a good used one with at least two bedrooms (one BR is simply too small).I would pay cash for it (assume maybe $15,000 for a 1990 one in good condition) as the interest rate on the loan will be higher than any investment that same money could generate. 

All of which was not disclosed to me.So said company provides a new repair estimate....which was almost identical to their original repair......hmmmm seems shady to meLost the sale, took the home off the market.

The lease expires 11/30/21.I own an identical townhome just a few doors down that rents for $950/mo so I knew it was rented way below market.

The main reason for doing this is because we will have "scam tenants" that schedule a showing with a fake identity, income, etc then will try and steal the door code from us when at the showing so they can break into the property after the showing.

You’d be better off selling and buying an identical house for tax purposes.

Just make sure to lock down your LLC legal name with the state first and ensure it is identical across all forms.
