If you can get all of your residents on Cozy or a similar platform, your real estate life will be much more organized and easier to run.

I started using Cozy last year, which allows tenants to pay rent by bank transfer so you can see when a payment has been scheduled and then the funds are deposited straight into your account a few days later.

Cozy is FREE and has everything you need to manage properties, rent collection, screening tenants, back round checks, marketing your rental, market data, and great software to stay organized! 

I don't need a local bank ... in fact I prefer an online bank (all my rent is collected through cozy). 

I use and LOVE Cozy.

Once completed I upload it and all other documents required by law to Cozy and both my tenants and me have access to these documents and it is time stamped so it is great for legal requirements.

@Anthony DooleyOr maybe Outlaw by WAR...Something smells when you scream to everyone your innocence but decide the only way to fight for your name is via a one way ticket to a cozy place with little chance of extradition.

I use Cozy and that is paid to Cozy and not me but I've considered it.
