This means that not counting closing costs, the same down payment can purchase 5.7x higher cost property purchased  local OO. 

We don't have the door count and huge reserves to make big whoopies. 

And while not every renovation may be flawless, what truly counts is the functionality and profitability it brings to the table.

By the way OOS is full of additional risks and the cash flow on small unit count will likely never reach life altering for someone living in San Diego.  

There are currently 23 states (as of last count a couple of weeks ago) that enforce this law.I know this because we just locked up 2,500 SFR's in your state (in Orlando, to be specific) that are past the redemption period (bank did not pay delinquent HOA dues), and the same law group that won the case in Nevada in front of Supreme Court (see link below) is handling the conversion into Warranty Deeds.

A tenant can send me $5 and as Zillow automatically accepts it, here in AZ, it would count as me collecting partial rent and I would not be allowed to peruse eviction until the next month assuming I didn't disable Zelle and allow this to happen again and again. 

I have visited Austin and Houston (Never Dallas unless you count when I was like 8 and don't remember anything).
