Who are you hanging your shingle with?

If the house is 100 years old with wood heat and split shaker shingles, you need higher capital reserves. 

So if you're in an area that has stringent CC&R's you're not going to be doing fiberglass shingles and Hardboard siding if they require stucco and tile roofs.

Essentially the seller is saying: my street is so bad, I will sell you the house for a fraction of the cost it would take to build it, maybe for less than the lumber, shingles and windows would cost.

His bid for a 50 year shingled roof was much less than competitive bids I had received for 30 year shingles.

Just a few shingles blew off the roof in my neighborhood , I hope all is well for you too .

I had the entire thing felted and shingles hung for 500.00.
