Generally, if an accepted lending activity is regulated by law it will first be viewed as being compliant under those restrictions and not under SEC, unless that activity takes on more of the flavor of a security activity in light of various issues.

A church is a specialized area, ther is a national brokerage for churches as well as religious financing conduits that you might search for, a church is really not down the alley of a commercial broker unless they can get a change of use type client.If it's really a residence, non-compliant ADA bathrooms, etc, you may need to clean the place out presenting it for what it should be. :)

We should jump on the park side and then use a 3rd party Mortgage Loan Originator to sell the MHs within the park.So far I've not read where doing Lonnie deals through a Mortgage Loan Originator makes you compliant.

He did revise his appraisal higher but then asked me to perform some unnecessary modifications to the back door and side gate because he said they were not "pool compliant" My realtor complained and sent the city ordinance showing my house was already compliant to the lender who forwarded it to the appraisal management co.
