Hey Everyone,I'm looking for some feedback on a wholesaling strategy that I have put together and plan on employing sometime next week.Using the website ListSource, I have compiled a list of 1000ish properties from 3 zip codes using all mortgage types.1.From the property tab, I am customizing my list using the following criteria: a)Equity (%): Any properties that have more than 50% equity b)Property Type: Residential Townhouse, Residential Multi-Family, Residential Duplex, Residential Triplex 2.From the demographics tab, I am mailing to "Household".3.From the foreclosure tab, I am looking at pre-foreclosure initiated properties.4.From the options tab, I chose absentee owned properties. 

No different than any other list broker selling names and addresses (compiled lists).

How do they compile their data?

@Edward Sitver, I'm doing the exact same thing right now: compiling my list of contractors and property mangers.  

It looks like the assessor's office removed the ability to pull up an entire street's addresses by just searching the street name, which cut down some of the time in compiling absentee owner lists manually.  

I'm interested in small multi-family buy-and-holds with the view to compile a portfolio of 6 to 10 properties.I'm a full time bartender and have been for many years, so my experience in anything real estate related is limited to managing an Airbnb listing for the last 4 years.  

I knew that the larger deals are not as dependent on the strength of the borrower, but on the strength of the asset and cash flow, I quickly compiled all the data on the property and marched into several bankers offices.

I generally would have somebody go over my numbers and spreadsheets after I compile them. 

I compiled a list from searching and data mining for information on parks in the areas that I am trying to obtain a footprint in.
