We had it under agreement in 1 day at over $49K above asking price (due to me cleverly engineering a bidding war).Another SFR I just got under agreement in Plymouth took 76 days to the successful offer, which is just 4 days more than the average for all of Plymouth County - but in the butter zone of $300K -$400K, the days on market drops to 41.In short, sky high rents are driving a lot of first-time buyers to look for SFRs, which they can buy for about what they already pay in rent.Did you see the one on Wachusett St that hit the market yesterday?

I would suggest that they work on using say $50k (only) as their deposit, BORROW the rest needed for purchase (ie. ask them to get their Lender finances in order NOW), and progressively use any needed cash out of their remaining savings for their cleverly decided renovations/upgrades.

Sure, it's clever to buy the property- but then get together with the homeowners, cut a deal to sell it to them, and earn a tidy profit without pissing everybody off.
