Teshaw has changed his number 4 times in the last year.....there is a reason for that.

You probably don't need to change your interior design or furniture, and you already have the pots/pans/dishes and amenities needed to drop in a student or a traveling tradesman.

So we would buy the aceage and since the legal descriptions still called out lot and block we would just start to deed out the lots to get them on the tax rolls and the Assessor would change the maps. 

Building codes change and labor and materials go up.

Change the numbers.  

its funny how this changes with time and the market on BP  if you asked this question 5 to 7 years ago you get drowned out with the cash flow is the ONLY thing and appreciation is for gamblers my self I have always been about making appreciation games in RE.. by either value add building a new product or buying foreclosure and flipping or lending money and getting instant 12% plus returns . 

I’m currently in the car business and I was looking to possibly make a change over into real estate in the coming year but idk if it’s worth doing anymore?

Hey Matthew,A lot has changed since you posted this but I also lived in New England and now live in St Pete.

Once you have a niche (this can change), start finding and analyzing deals in it.

You need to change your pitch from a "Trial & Error" one too an "R&D" one.
