Assuming you sent the non-renewal letters via Certified Mail, then that receipt serves as your record of delivery/notice (even if the tenant claims he never received it) The clock would be ticking from that date of delivery or attempted delivery.

I don't mean to post this in a location that isn't the market place but you said it doesn't exist and I am just providing you with information to the contrary.

Otherwise notice must be posted on the main door of the premises, hand delivered to a person over the age of 16 at the premises, or sent by certified mail.

I am a licensed agent under a certified brokerage and we buy the home and then sell the homes to the flippers/renters and take care of the transaction,  clear and marketable title transfer.

I hired an eviction company - and I have the keys and have a crew set to do a make ready on it... she certify mailed me the keys and has moved to an extended stay hotel.I'm obviously keeping her $1,000 security deposit - but she also owes me over $3,000 in missed rent.

Alternatively, you can work with a CPA who is also a Certified Acceptance Agent (CAA) and this saves you from having to mail original documents to the IRS.
