Hey Dilcia - did your current lender/mortgage broker give you a list of stips, or are they just telling you they can't close yet?

dont know how good they are but they are REAL  so thats a good thing.. compared to the fake lenders on sm or the joker brokers.  

Hey Nate, as a broker who's completed over 3,500 transactions and managed 30 of my own properties alongside 300 rentals, I can tell you a crash in 2025 isn’t likely.

I am confused here @Julie Peak.Not only are you presenting yourself as a real estate agent in-market, but a real estate Broker.

Its always been illegal from the state regulators view it violates the Real estate sales laws of brokering RE with no license.. the definition of brokering RE is to bring two parties together for compensation exactly what wholesalers do.. but without a valid license or listing agreement. 

I was given the loan terms verbally from a DSCR loan broker out in California for a cash-out refinance on one of my rentals.

DSCR is not the all-purpose solution that the all-I-have-is-a-hammer-so-everything-looks-like-a-nail-to-me brokers want you to consider.

And don’t forget that your legal bills, process server fees, etc are higher.But even after the expenses and the higher maintenance, the reward of the much higher NOI is there to be earned.

If you're marketing the property, then you are acting as a broker without a license.
