It has to be fixed ASAP.I wish you the best of luck, but I just think that your estimations of things are BARE BONES, and do not account for the many unknowns that can come with rentals TIMES 3! 

Buy a cosmetic fixer (good bones but dirty, dated finishes) that you can get a good deal on and put some work into, so you get a nice short term sweat equity bump and are in a sound financial position to safely hold long term (or sell short term for profit if you need or choose to).

How are the bones of this deal?

I have the deals, land lording know how and down payments....need the loans..not at 10%, doesn't leave enough meat on the bone for me.Tell me your secret! 

You may find there's an opportunity in purchasing a property with good bones at a heavily discounted price, then renovating it driving up its value.
