The mortgage foreclosures require the state to acquire three appraisals of the property, the opening bid on the auction will be 70% of the average assessment as the opening bid.  

Experienced agents do not like work on OPEN listings. 

Are you open to / currently exploring different markets? 

In many places if you are not opening up walls in that space you don't have to bring that up to modern codes.

Once you have those dates nailed down, have your setup team at the house opening the rest of the boxes and setting things up, that way you have someone to receive the delivery who is not just getting paid to wait around. 

I recently opened up my SDIRA thru Equity Trust and am trying to decide which direction makes the most sense for me; purchasing a fix & flip property through it or dedicating the funds for PML to other investors.  

This was super eye opening as someone planning to build an ADU in Orange County, CA.

For any smaller investor (and I would say anyone investing less than $1mm equity/yr, but clearly open to interpretation), I agree.  

Eventually, I would like to open my potential beyond state lines.
