It was only recently here that the our Tenancies Act was amended to include roomers/boarders ... prior to that leases with boarders were governed by common contract law.Here you need to spell out in your lease what parts of the dwelling are common and where the roomer/boarder can expect privacy (typically within the confines of their own room).

SB321 in 2013 homeowner bill of rights (also the "personal knowledge" clause was amended) In my opinion they should have just amended the "personal knowledge" clause from 2011 and left the the homeowner bill of rights in CA.

You would be acting negligently if you report on schedule C and when you do eventually hire a CPA and they determine you need to amend your returns due to this mistake, you will pay for it anyway.I also recommend you hire a professional based on the questions you are asking.
