Good luck with getting this tenant to accept higher rent, because you've trained your tenant to think they have a "mortgage payment" that never goes up!

Great agents might follow up on this, and 1 out of 100 lenders share some of the info with both agents, but that is rare.I guess as a FSBO you could try to prompt it. 

With the exception of building a trailer on the property (these are hard to finance), this sounds like a good plan AND if you are using it for your business AND your business pays more than 50% of the rent (if you have more than 1 tenant), then this is a more financeable property in the eyes of banks and credit unions as it would be consider a commercial "owner-occupied" property. 

The deadline is either April 15th without an extension or October 15th with an extension.
