Nice post this is why spread sheet calculators that use % can lead you into trouble. folks need to just use napkin math to start..  50% of gross rents  for all expenses and cap ex  then deduct mortgage..

If yes, that's great, that's what one wants. yea.... additional income doesn't really matter, napkin calculator: value add apartment biz can only add value maximum 0.50 bps so only add from 4 to 3.5 cap........

In one text to me they claimed it was my responsibility to fix what they did because in the lease it states that THEY are responsible to keep the premises in a clean and sanitary condition.
