Don't know if you'd be interested in this, but I know for a fact that "anything" in Sandy Springs is also a great investment, and flips go in a matter of days.

Soil conditions, depth of the line, how long is the sewer to be replaced, will they be replacing your landscaping and planting grass afterwards, the list goes on.One other note, here in Cleveland if the blockage is on the downstream side of the clean-out in your yard it is the county's responsibilty to snake the sewer out (free of charge, well, you pay in for it in your city taxes but you get what I mean).

Another place that may take it, if it's good soil, is a nursery.

I am also blessed to have a great property manager in that area already in place and ready to go that I trust.However, this will be the first property that I will have bought without setting foot on the soil.  

I came across an REO with disclosed soil contamination.

I do not know how the market is in Virginia but the neighborhood of my listing has been avoided by buyers because it was hit bad by Hurricane Sandy but that seems to be bouncing back.
