With BRRRR you typically need to buy a house that needs a LOT of work because you need to get it cheap enough and do a large enough rehab to increase the value WELL ABOVE what you have invested into it.

Hard Money will fund 90% of the purchase price and 100% of the rehab on a draw schedule. 

I'm not saying the list is ridiculous,  because all safety concerns should be addressed.

Using these, you should be able to get most maintenance issues addressed in less than 90 days.One other thing, different tenants prioritize different repairs.

Googling the address shows Zillow listings at market rent or MLS listings. 

I hate having to force someone to address that but I've caught this person in numerous lies.

However, like @Kyle Jiron states MD allows contractors to get one third upfront at least on major rehab jobs (not on smaller jobs) and that's what at one these contractors insisted I give him as it was a major job.
