We apply 50% to 2nd month's rent and if 2nd, 3rd & 4th months rent are paid on time, the other 50% in month 4 or 5.

Numbers are based on a price paid for the property.  

We possibly made the mistake of posting pre-renovation photos for the first couple weeks. 

I ran the numbers on the deal knowing that I would break even on cash flow in the first year with minimal rent increases but significant cash flow in year 6 when the 401k loan is paid off.

@William Causey depends on the transaction and the parties involved.Agree with @Dennis McNeely on some of the transaction costs.A different issue though is with an Assignment, the buyer gets to see what you paid for the property.

I have another one were I optioned 120 acres that just got brought into long term planning for chips act. paid 5 million for it and spend 10k a month negative..

The only people who succeed at birddogging are the ones who learn everything they can and know it's going to be a low-paid slog so they do the work hard and one day it changes because you have earned more.

Take your inspection checklist and have the contractor complete the work he's already been paid for, make that part of the mediation.2.
