Make sure you use the PC version instead of Mac, most accountants are using a PC and the two systems don't play nice together when you try to merge the files.

I do buy in LA county but nothing west of 710 fwy so we are not likely competing.Attorney will typically file a PC 850 petition to quiet title.

Probably the very best place for you to start is with reading and listening to everything BP has, get books regarding real estate investing from the library and go to the REIA meetings.  

As for the boss comment, see if your local library has Early Retirement Extreme and read what Jacob Lund Fisker says about strategy!

The landlording forums may be of interest and I posted some older classics of landlord lit in a blog post that you could pick up free at most libraries.

At one time or another I checked out all of the REI books from my local libraries, joined a local REI group, and attended workshops.  

More or less, run....but not away from investing, but to resources at this site, proven local people who will talk for the price of lunch, or to the library (all the books in my "classics of landlord literature" blog post should be free at your library).

I have a blog post on the classics of landlord lit, all should be free at the round rock library or for a song at a used bookstore around the area.

But I love building my library.
