The numbers look really good I mean less than $10k per park owned home ++ a ton more..If I was to buy I would spend a couple of bucks for someone to evaluate the local economy in that town and in Florence.. 

Every door direct mail is absolutely your best bang for your buck. 

Most of it is useless and valueless, but one man's junk is another man's -- well, it's still junk, but he might be able to get a few bucks for it.Then, you have the house itself, or perhaps more importantly, the land it sits upon.

You need to get your knees down in that cat pee for the big bucks.

Agents can and often do a very bad job due to their primary motivation to make a buck.

At the end of the 3 years, if they go to closing, I give them $7,100 back for down payment and closing cost. 3.5% FHA loan (3,500) plus 100 bucks a month set aside ($3,600) equals $7,100.

When my buddy loans me a few bucks, I don't have to notarize 10 pages of documents to securitize some RE.   

But maybe you can find one that is slightly under valued and you can add some value to it and make it cash flow 100 bucks.

However, I am trying to get the most bang for my buck and would like to pursue building a fourplex; and then continue to build more properties in the future.

I am not overly-handy (I never owned tools until I bought a duplex) - so far I've done basic electric (installing an outlet, adding a junction box, putting in receptacles, removing breakers, fixing a 3 way switch -- all things an electrician wouldn't touch -- or would charge a couple hundred bucks to do, cost me about 7 dollars - literally), replaced an exterior door, removed rotten siding and put up new siding along with replacing the plywood behind it, re-built the rotten framing of a garage wall, installed a ceiling fan, and just about a thousand other things along the way.
