That said I was wondering what experienced wholesalers do or would do to dot all their i's and cross all their t's on the property to ensure there aren't a bunch of liens or other issues that would disrupt a smooth closing before calling a title company and spending hundreds of dollars for them to do the same thing?

@Michael Cross As far as I can tell, rents are below market rate, could get about 850 per unit from what I've looked at.; Thank you for the coaching on the 1% rule, it gave me a new perspective now on how to look at these things and am understanding why people are saying "the deal seems 'ok
