In Washington, an architect can stamp plans prepared by another individual if they have been reviewed by and approved by the stamping architect.

HOWEVER, I'm reading a lot of mixed reviews on whether I'll be able to put the property in an Ohio LLC (we won't be the primary owners of the LLC, since it will be owned by the Holding LLC.

Usually, lender review the internal photos as well to ensure it can be easily converted back to residential use easily as well.  

That being said, I read some (old) reviews that said payments had been hung up (withdrawn from the tenant but not deposited into the landlords bank account longer than 10 days) and customer support was ZERO and their 'ticket' program kept automatically closing out the ticket request without resolution.

As I've been reviewing these, I've kept an airtable list of the various features for quick comparison.

There appears to be  no legitimate reviews of the company on their website etc.

My suggestion would be to select someone with the most forum posts or most reviews.

I'll still have a lawyer review everything plus the title company.

Definitely read all their reviews, see how they communicate and look into the company's reputation. 

I am told that if we go under contract, I can review their books during the due diligence phase.
