Keep in mind that licensees have something to lose, etc.

As the buyer, you have the duty of due diligence and under Michigan law: "Each license is exclusive to the licensee, and a licensee or any other person must apply for and receive the board's approval before a license is transferred, sold, or purchased."

The WB-11 document states "Licensee drafting this offer on ______..." and it references the "licensee" again at the end. 

Very useful information for a potential licensee.  

BUT, as you can see from the Texas Administrative Code a real estate licensee has an obligation to those their dealing with that a non licensee does not.

Bonus, money you don't pay licensees is not taxed. 

Tenant shall be charged for all repairs or replacements caused by Tenant, pets, guests or licensees of Tenant, excluding ordinary wear and tear.
