There was a milky substance spilled in the fridge, some dirty pans and dishes in the cabinets (I just put everything in and ran a load), my girls found an old spilled McDonalds cup under the nightstand upstairs and I pulled a water bottle cap from under the sheets when I crawled into bed last night.

We con’t expect as much wear and tear on this property and have supplied range, refrigerator, dish washer, washer, and dryer.In any case I would weigh the cost of the occasional repair visit to the cost of possibly offering $100 off the first month’s rent to help your new tenants purchase or move their own appliances.

I pay between $65-$75 per turn (they all have outdoor hot tubs, the $75 property has 2 additional indoor HUGE soaker tubs, so it's extra).2 1-bed/1-baths that run me $55 a turn (both have outdoor hot tubs)All turn an average of 2-3 times per week give or take on the busy monthseach clean includes: obviously, cleaning (as mentioned in some of the previous posts, does not include deep cleaning tasks such as baseboards), emptying, sanitizing, and refilling of the outdoor hot tub, taking away and washing the used sheets and towels and replacing them with clean ones, taking the trash to the dump, replacing trash bags, toilet paper, paper towels, cleaning the grill and inside of microwave, putting away clean dishes (we ask guests to put all dishes in dishwasher and run it on the way out).We charge the cost of the cleaning to the guests so it does not come out of our pocket (as I am sure most do)@Julie McCoy I'll hook you up when the time comes ;)

2) The bathroom is livable, but there is no storage under the sink and the mirror is too high with the soap dish in the way.

I agree with John above that the investment in furniture, dishes, and all the other stuff that goes into a STR is sort of at risk. 

Only issue would be that I would lose my only big cabinet on the top and not sure where glasses and dishes would be stored.

All kitchen stuff like pots and pans, dishes, glasses, silverware, small appliances, and TP, paper towels, and everything else a house needs. 

Install one of their deadbolt locks, then when a tenant inquires about a property they will simply reach out to the owner and the owner can dish out a temporary code from their phone!
