They go to Miami to shop for cheap clothes and buy a few iPhones for cheaper then they can in their home country, maybe buy a condo in Brickell to stash their money because they don't trust banks in their home country, and then fly home, never seeing any part of the U.S. outside of Dade County.

If buy and hold cash flow is your goal then I would suggest to look a little distance outside of DCI also would recommend patience as well, right now it's a hot market and it's not a bad thing to stash cash away and wait for it to stabilize/regress.

Unfortunately, I am out of my element specifically to Phoenix market, but I would also add that you should just be stashing away cash while you look, never know when an opportunity could present it self.Good luck!
