The crazy ones usually call again and again often leaving no or crazy messages.

Thank you@Brian Lubeck I believe you need to call the local DMV for where your trailers are located and go through the process for a replacement title.

The buyer of course believing he had purchased the house paid a visit to the tenant, who of course called me.  

What is more common is someone saying they have everything, calling it "easy" and it's all just BS sales pitch.

I wouldn't call any of the fees you listed above as extra. 

They kept forgetting to reinstate my plan (even though I paid their fee every year) and I would call them and they'd tell me I had no account there.

While it might feel like an extra charge to tenants, these packages often provide value that indirectly benefits the property owner as well—like reduced maintenance calls or ensuring the property is better protected.In my experience managing a large portfolio of properties, these fees are becoming more common due to the thin margins in property management.
