Similar, average rent in san diego is noticeably higher than $100/day.

I would personally never invest in a high crime area, especially for an asset that will have below average appreciation. $300 a month cash flow is not a bad target but when you are dealing with properties of that caliber, one bad tenant or big repair can wipe out years of cash flow. 

Use census and trend data to evaluate overall markets - population growth, age, job growth, industry diversification etc.

Many people seem to forget that even though they are providing a rental property they are still in the service industry and if they do not service the client then they can take their business elsewhere.

Most agents don't understand or have any interest in wholesaling, and honestly some agents don't seem to know much about the basics of their industry at all.While you do need to understand real estate and the real estate market, I think what's truly necessary is having the right tools and systems to help you as you begin.

The one that I'm looking at is averaging 6.25%.
