Hey everyone,I’m new to REI and I’m wondering if you guys have any advice to share on coming up with rehab estimates when you’re just starting out, and don’t have a long track record to go off of?

I would be coming in through an LLC, so feel comfortable with liability protection as it relates to other assets, but still, will be on title, so there is exposure.As a real estate guy I'm still in growth mode and am having a hard time swallowing the dst pill. 

The STR full time guys, at least the ones on BP, are so knowledgeable and “on top” of their market that I know I’d have no shot at competing with them.  

How many people set out that they want to be, say, a Dentist only to find they really hate it.

Especially if you/PM have photos, videos, police report, etc of the home before and after this guy came through, creates a damning story/video.

What you guys probably do not realize is that you cannot generate ANY tax loss when you rent out part of your house.

I'm curious how other people approach this to let others know, "I'm the local guy who wants to reinvest into our shared community."

The guy is now 44, the last conviction (assuming it is the same guy) was almost 20 years ago. 

Thank you for the input, please guys I am not whole selling anything. just bringing buyers and help them with the deal, I am underwriting the deal making sure numbers work for them, advising potential problems, provide market inputs, giving advise if forming syndication, negotiating deals via subject to when needed so I am not acting as a regular real state agent who does not do any of this.
