I'm a new investor and I'm currently in a course where i paid 5k for a lifetime membership with conference calls once a week with the pros, I'm trying to figure out the best way to proceed in my area.

We like the eastern inner ring suburbs if you are looking for a blend of cash flow and predictability / stability.

There is an eastern Iowa meetup that I'd highly recommend attending.  

Local meetups, industry events and conferences and leveraging broker relationships.

Read books, listen to podcasts, go to local meetups, look and analyze properties, make investor friends online, consume real estate content, go to physical and virtual conferences, to name a few. real estate is sort of a long game, you'll always be learning so once you make good habits the wins will follow 

Own a 4-acre parcel in eastern San Diego, CA that we plan to build our "forever home" on, hopefully within the next 5 years.Bought a 2050sf, 3/2.5, 2-car garage new construction home on a 6500sf corner lot in Queen Creek, AZ on 1/30/21 for $422k.

The projected site sits right along highway 79 (running East to West) and connects directly to toll road 130 which circumvents Austin along the Eastern border and has been eyed for many major distributors and manufacturers.  

It seems to me that Eastern Phoenix is the place to be, particularly Southeastern. 

We got to that point by going to real estate investor groups, conferences and events and meeting people there who have deals to off-load.
