The area drew my attention because of the properties abilities to bring in good cash flow relative to intiial investment.  

It's got potential but so do so many areas around Denver so I was interested in what drew you to that specific area.About prices ... they are pretty steady in what they do over the past five or six years.

But when I called him after I drew up the offer he wanted a steal of a deal as in distressed properties this is not a distressed property.

I took pictures of damage on all sides, cut and removed the tree limb, covered the hole with a little roofing felt and a couple of spare shingles (I drew with paint "Do not step" on the shingles), and tacked a piece of plastic over the hole in the drywall.
