Unfortunately, these programs aren't transferrable and are not offered to DIY landlords:(All in all, this PMC gives our entire industry a bad name because they didn't have you sign a Placement Only contract.

I think sometimes DIY landlords would be better served with having a property manager.

There was nothing wrong with it but a good clean up.

Anybody done one of these deals and gone the DIY-lending route with their LLC? 

He networked with investors and offered to pick up and deliver materials, then he cleaned and secured the worksites every night.

All we had to do was wipe down the walls and clean the carpet.

Insurance, weather related events, and labor costs for cleaning have been a big cost this year for  us.

The primary area of “concern” is around things like IRS liens and the likes that wouldn’t be wiped clean by the foreclosure.

It's not uncommon, I'm actually helping a client clean up the mess from a very similar, handshake agreement.
