With loan forbearance and this being a likely temporary set back in the economy I don’t think we’ll see anything close to 08 as the market fundamentals of artificially propped up prices simply aren’t there along with over supply.

The sky isn't falling, but it's definitely not rainbows.If we truly are in a natural, non-artificially inflated upswing in the market, that will be very unfortunate. 

Alabama is one of the lowest property tax states; however, Huntsville specifically has appreciated rapidly over the past 10 years, so assessed values are artificially low... and a re-assessment will result in huge property tax numbers vs. in-place numbers.

Broker's commonly underwrite expenses low to artificially inflate estimated returns.
