That home was in Milpitas CA.. probably worth about 1 mil today.. but I lived there 2 years sold it made over 50k and I was off to the races.. primary home equity as I look back 50 years of ownership and multiple homes has made me well over 2.5 million in tax free gains. 

I have another rental a few streets away that has done very well.

Well, I'm going to see how she left my apartment today, we'll see how she did.

I came across this brand new property, in a great intersection that’s leased out to LazyDog restaurant & running well.

One of my applicants showed up with little credit but no defaults, no evictions, and only traffic violations and verified income high enough to cover well over 3 times the rent and I accepted the tenant despite there being some signs.He paid the rent in time for the most part until a few weeks ago when he stopped and I could not get ahold of him.

Vanguard and Blackstone have a lot of interest here as well. 

There will always be upward pressure on rents there as well. 

One has a 162k mortgage, $1250 tax,Insurance,%3.5 30 yr, worth at least 750,000 LTR rent $3200, #2- Los Angeles worth   $750k as well just did a remodel of 150 K, mortgage is 75,000 payment $700.tax,Ins, Mtr/str hybrid.

I'd highly recommend this as Dave was young and had no capital when he started as well.
