As a builder we control the cost and we can adjust to our clients budgets when possible, or provide additional turn key services as blinds, rent units, pre-rent units or let their property manager start advertising even before closing to give our clients the ability to make money right away!

This is what I have done with a more extensive rehab with my GC, but wasn't sure if this is standard for smaller repair budget and dealing with a handyman / sub directly.  

Plus, finding a buyer willing to pay your asking price could be tough, especially if interest rates are high and buyers are more cautious.Another risk is that the renovations could cost more than you budgeted for.

Some of those low income tenants have a limited education and budgeting skills so need much more hand holding.

For added perspective, Philadelphia's true class A neighborhoods trade for more than $250K per door so there's no shot you are buying true Class A or Class B buildings with your budget.

I would propose this to your realtor and see what they say, you can pay a percentage of the rehab budget or a set weekly rate 

Unfortunately, we do not have the manpower or budget to send them after every turnover, and frankly, we shouldn't have to.

They say it is for marketing, but that is a huge budget for marketing.

It’s easy to go over budget or not realize all the items you need to account for until you start ripping into things and suddenly your ‘profitable’ flip is upside down.  

That type of square footage is probably like a $250-325k rehab budget.
