Even if that is not your intention, the IRS could decide that is what it was which would mean that the seller would have lost his 1031 ability since he "sold" you the house when he accepted the first payment.

You would go to meetup.com and search, and also you can go to the top tool bar and search events as well on BP.Meetups, search for large teams working with investors in your area (you can do this on Zillow) or on this website.

I agree with Afra at that price point it's best to start with flips that have $15K - $30K rehab budget to gain some experience and get a good team in place and then work your way up to larger rehabs with higher ARVs!

What I mean by that is that paying for leads that get sent to you just because you are paying for them is not smart scale right now, it costs too much for lukewarm.I was on Zillow Flex with my team of 50 for years and crushed it, but we had to kiss a lot of frogs at 35 percent referral fee.

It depends on the number of Units, Residential or Commercial, Apartment Complex or mix of Single Family and Multifamily.Under 25 unit - Tenant Cloud, Rentech.Under 100 - Then Doorloop/Buildium.100+ - AppFolio, Yardi, Rent Manager.Apartment Management : Yardi seems to be wildly usedSingle Family ( Mixed ) - AppFolio seems to be popularRent manager has a good customer support team.
