Water is a lienable utility here so I would minimize putting the bill in the tenant's hands unless you're certain that it will be paid.If you need a plumber in the Wilkes-Barre area I'd recommend Billy Smith of No B.S.

I would recommend against being the GC unless you are confident of doing more than one effort.  

The other challenge is selling it, there is a smaller buyer pool for hospitality in a small market but that was known going in Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I realize now that I should have supplied numbers initially- for numbers I am looking for $650k and under.

According to several websites, and an AI summary, $100 per month is average for a 900ft apartment this time of year.Switching to electric would make the tenants responsible for the bill, but you would eat the cost of installation and it may drive your rents down because electricity costs are probably much higher than the gas you currently pay.I recommend you do more research before switching anything up.
