So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

It requires that the buyer be able to see value that most everyone else has overlooked; OR, the economy is such that very quick rising property values bail the investor out.  

It all depends on your perspective of the economy.

If the multifamily space crashes, it will bring the regional banks (and, therefore, the economy) down with it.
