With commercial and portfolio lending what terms are the ones to strive for?

I’m looking to create lifelong relationships in my local area with other like-minded individuals who strive for excellence.

Save some of my income every paycheck, whether it only be 1% of my income, strive for a minimum of 10% eventually.2.)

My goal is to have healthy and striving portfolio so that I could get out of the 'rat race' and go into RE and work for myself full time.Before my first deal a year and a half ago, my RE experience was limited to a minor in RE at Suffolk University, getting my RE Salesperson License in MA, reading BP books and listening to the podcast! 

And then just proceed from there... do either of you have a minimum cash flow per unit amount that you strive for as well as the rental percentage?

No renewal fees, mailing fees, doc prep fees, or any of the other "B.S." fees that a lot of management companies pull out of their you-know-what.Find a PM company that will strive to sign a 2 year lease with tenants, but will only bill the investor for 1 month (rather than 2 as it is typically 1 month's rent per 12 month lease).What hourly rate are you paying for general maintenance and repair jobs?

Do I simply seek to net out ok financially or should I constantly be striving to extract more money?

@Gabriel FarfanGary Keller's Millionaire Real Estate Agent is a good read and will show you the bigger picture and the goal you want to strive towards.I've found Brian Buffini's stuff to be quite good as he focuses on your database.
