@Courtney Bass like you, I would like to hear some of people's experience with STR around Disney nowadays. 

We had more qualified tenants apply for our unit, however, I had a soft spot for this couple.

Make sure when you do your walk through your looking and sensing the flooring as you walk through, does it feel soft etc.

Type IB is the poured concrete alternative (reinforced concrete or steel frame), which prices at $160.49 psf.Remember, that's for every single square foot, and it's just hard costs--soft costs rise proportionately.

Kwikset LocksFlooring I use LVP, generally a click type  I replace all brick mold on ext doors with Vinyl, I use solid vinyl for exterior window sils, and trims when rotten. we replace ceiling fans with just lights (less to fail, and less to get hurt on) we use combo Smoke and CO detectors, so there is only one device for each location they are installed instead of 2kitchen cabinets, whoever has the best sale, and if you want soft close, add it on, dont buy them already on the cabinets, WAY CHEAPER. we generally swap water heaters to electric with stainless flex hook up lines for easy and cheap replacement down the road. also we often replace furnace and A/C or add A/C (im licensed so for me its pretty cheap) if the systems are older

Also, I have a huge soft spot for distressed houses and the older the better.  

This is business not love, Leave the soft heart at home.

Now just to share some information with you the market here in Vegas is getting soft and hedge funds are leaving so it is taking a little longer , but nothing like 100 days to sell.

Sounds like 50% of soft costs and the value of the raw land would be your contribution, the remaining being the responsibility of your partner.
