Framed local art scenes and some eclectic furniture, large pots or whatever to be the opposite of a holiday inn express (my hubands fav), an outdoor bistro set (for smokers) and maybe a bbq grill.

A turnover is generally an expensive event so you want to try and keep tenants in place as long as they are paying and not damaging the place.THE SMOKER: if he's paying on time and not causing any other problems, I would keep him.

There are some things that I think I can very easily ask for- credit for repairing the current slate roof to get me a couple more years before I replace it, credit for cleaning/detoxing the unit currently rented by smokers, and credit for and foundation patching for erosion due to the unadressed grading issues (the seller provided me with a 2009 inspection, funny enough).
