Most of the easy "lipstick on a pig" transformations are gone - you're often looking at more serious rehabs to make the numbers work.That said, we do have some advantages: strong rental market (lots of students, young professionals), still relatively affordable deals, and good appreciation potential in many neighborhoods.

I don't have the skill set YET to gauge rehab costs and try to BRRRR, but I'd like to learn.This is definitely a choice but my option is that you will do better if you focus on duplexes and cherry-pick a few SFRs as you come across them.As for your Strengths, it sounds like you have an excellent ability to save and your ability to bulk analyze data will serve you well to identify big-picture areas, property types, and characteristics to focus on.I like that you realize the first investment will not be your best investment.

my RE income from my rentals is semi-passive of course... so less active than W2 but more active than dividends or social security.I just dont really see owning rentals as passive to me its active if your going to stay right on top of them and have them perform like you want them to ( this is specfic to owning C class low B class sFRs Not those who might own 100 unit apartments with professional management those are passive as long as they are working good. .
