It might turn out they hate mowing grass, shoveling snow, painting, pulling weeds, doing repairs, and everything else they’ve never had to do.Even with the large 20% downpayment they’re looking at a $7600/mo payment BEFORE property taxes and insurance.

Hi Andy,I don't have any coal furnaces, but I know how they work.Your lease should address who owns the coal, because if they move and have a ton of coal they paid for in the basement they might want credit for leaving it.A coal furnace can have (or can not have) a "Stoker", that stoker can be adequate size for 24 hours or less than 24 hours.If no stoker, someone must go down to basement when coal fire goes out and hand shovel coal from the floor to the furnace mouth.If there is a stoker someone must every so many hours go down and shovel coal into the stoker.
