There seems to be good rent/price ratios even at the top of the market. 

I am considering going for a lot split, but there seems to be no one in my jurisdiction (Poway) that has done one.  

Deals like this can seem elusive, so insights into your process would be appreciated!

The good ones always seem over time to move on or disappear.

But the $2300 down payment, $2500 over asking and paying the fees seems, not quite right.

Similarly, earnest money wasn’t included as part of the contract.The potential buyer’s suggestion to switch to his contract, which includes a fee to me, seems to be because he plans to sell the property to one of his investors.

Sacramento seems to have a lot of inventory and buildable land which will increase supply keeping rent growth slow. 

Seems like a great book but would like to find another book or two on the subject.
