The most important factors a hard money lender will look at, if you don't have experience, is your liquidity and credit score & history (as well as your background -- no liens, judgements, foreclosures, bankruptcies, etc).I would hit up @Michael Cid -- he's a tremendous resource and is a direct lender. 

My current allocation consists of approximately 40% real estate, 40% equities (low cost ETFs and index funds), and 20% cash.

Most of you in the thread:   It's kind of a lame excuse, to say "we don't have enough resources to go after criminals, so we will outlaw the wholesaling for good".

Not without the following details:1. tax residency, and location of the physical asset for nexus allocation calcs2. personal tax filling status3.
