If it were a stick built home instead of a mobile home there probably would be less risk as long as property was insured.Yes, this is my plan to get the land back, have attorney and title company check all the legal boxes and ask my CPA to write it off as a lossBuyer is going to deed the property back to me and I'll take a Promissory Note.

Understand that they are doing this to make a profit, so it will be more expensive than coordinating maintenance yourself.It may be a decent program for a DIY owner that wants to just outsource maintenance, but you will have the same maintenance issues with this company that you would with a PMC:1) Higher costs2) Admins answering the phones & assigning work, that just know the basics about maintenance.

They are billed as "a scientific approach to single-family rentals" and use "institutional grade property management," which usually means they are a tech company in real estate and likely either don't have the existing property management relationships in each area or you chose an area where they don't have enough units through Roofstock for the PM they chose to care.
